| 1. | The proposed rear dormer extension, by virtue of its considerable scale, would represent a disproportionate and dominating addition to the application dwelling's roof, occupying the majority of the rear roofslope and appearing to create a large crown roof. As such, the proposed rear dormer would appear to be out of keeping with the character and appearance of the application dwelling and site, and detrimental to the visual amenity of the surrounding area. Therefore, the proposed development fails to comply with Policy 7 and 26 of the Havering Local Plan (adopted 2021) and the Residential Extensions and Alterations Supplementary Planning Document (2011). |
