| 1. | The premises shall not be used for the purposes hereby permitted other than between the hours of 07.30 and 22.00 Sundays to Thursdays and between 07.30 and 23.00 Fridays and Saturdays without the prior consent in writing of the Local Planning Authority.

To enable the Local Planning Authority to retain control in the interests of amenity, and in order that the development accords with Development Control Policies Development Plan Document Policy DC61. |
| 2. | The outdoor seating area to the rear of the premises shall not be used outside the hours of 09.00 and 22.00 on any day.

| 3. | No cooking/part-baking or reheating of food shall take place at the application site other than by the operation of microwave cookers, hot plates and a Panini machine.
Reason: No extract ducting is proposed as part of this application and to protect the amenities of adjoining occupiers in accordance with Policy DC61 of the LDF Core Strategy and Development Control Policies DPD. |
| 4. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with para 186-187 of the National Planning Policy Framework 2012, improvements required to make the proposal acceptable were negotiated with Mr Kara of Advance Architecture by email dated 26 August 2016. The revisions involved changes to the proposed extension of opening hours. The amendments were subsequently conformed by email dated 26 August 2016. |
