| 1. | Notwithstanding the details of materials on the application form, the stud tiles to the existing front and rear dormers and the existing roof tiles shall be replaced with Marley concrete plain roof tiles in Smooth Grey unless otherwise agreed in writing by the Local Planning Authority.

To safeguard the appearance of the premises and the character of the immediate area. |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).

| 3. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with ZAAVIA DESIGN via email on 19.09.25. The revisions involved replacing grey cladding to the existing front and rear dormer windows with grey hanging tiles. The amendments were subsequently submitted on 22nd September 2025. |
