1.By virtue of inaccuracies in the submitted drawings in comparison to what has been constructed on site, including the failure to show the coping stone edge to the roof, the correct relationship of the flank wall to the ridge of the roof and inadequate photographic evidence of the rear elevation and actual construction of the rear dormer, without which the proposal fails to provide sufficient clarity for the Council to make an accurate assessment. Notwithstanding these inaccuracies the proposals by virtue of the poor design of the dormer, lack of set in from the edges of the roof, the rendered dormer cheek forming part of the flank elevation and not being set in from the roof edge as well as the flank wall being built off the ridge of the roof without any set down, thus the development is detrimental to the character and appearance of the host property, the visual amenity of the adjacent occupiers at 119 Mawney Road and the visual amenity of the locality on this prominent corner site contrary to policies 7 and 26 of the Local Plan
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via email 21st November.
