1.The development to which this permission relates must be commenced not later than five years from the date of this permission. Reason:- To comply with the requirements of section 91 of the Town and Country Planning Act 1990.
2.The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans, particulars and specifications. Reason:- The Local Planning Authority consider it essential that the whole of the development is carried out and that no departure whatsoever is made from the details approved, since the development would not necessarily be acceptable if partly carried out or carried out differently in any degree from the details submitted.
3.The new door openings and external staircase hereby approved on the rear elevation of the building shall be for emergency escape purposes only and shall not be used for any other purpose. The bottom of the staircase shall be appropriately and permanently signed to ensure that all occupiers and visitors to the premises are aware of its restricted use. Reason- To maintain neighbours' privacy.
4.The first floor window hereby approved in the building's western elevation shall be permanently obscure glazed. Reason- To protect the redevelopment potential of the adjoining site.
5.Before the air conditioning equipment hereby permitted is first used, details of its noise output shall be agreed in writing with the Local Planning Authority and the agreed details thereafter adhered to to the satisfaction of the Council. Reason- In the interests of amenity
6.INFORMATIVE: The applicant is advised that any breach of Condition 3 will be viewed especially seriously by the Council and is likely to result in appropriate enforcement action.
