1.The proposed annexe would, by reason of its size and design , appear incongruous and be unacceptably dominant and visually intrusive feature in the rear garden environment harmful to the appearance of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document, the Residential Extensions and alterations Supplementary Planning Document and Policy 7.4 of The London Plan
2.The proposed annexe through its intensification of use would result in noise, disturbance and overlooking, be an unneighbourly development that would have an adverse impact on the amenities of adjacent occupiers contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document, the Residential Extensions and alterations Supplementary Planning Document and Policy 7.4 of The London Plan
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: During consideration by the committee, members placed different weight on the planning merits and decided to refuse planning permission.
