1.The development to which this permission relates must be commenced not later than three years from the date of this permission. Reason:- To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
2.The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice). Reason:- For the avoidance of doubt and to ensure that the development is carried out as approved.
3.Prior to installation of the replacement door hereby approved, elevation and section drawings of the proposed replacement door at a scale of 1:1 and 1:20 as appropriate shall be submitted to and approved by the Local Planning Authority. The drawings as submitted shall show details of all hinges, locks and handles in particular where existing door furniture is not to be reused. The works as agreed shall then be carried out in strict accordance with the approved details unless otherwise agreed in writing. Reason: In order to ensure a satisfactory outcome commensurate with the character of the host property and in order that the development accords with Havering Local Plan 2016-2031 Policy 28.
4.The proposed replacement windows hereby approved shall be constructed in accordance with the materials detailed on the application form, the desgin and access statement and the plans provided to match those installed in the principal elevation and shall be painted and finished to match unless otherwise agreed in writing by the Local Planning Authority. Reason: In order to ensure a satisfactory outcome commensurate with the character of the host property and in order that the development accords with Havering Local Plan 2016-2031 Policy 28.
5.Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework.
