| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | No music or speech shall be played and no sound reproduction equipment shall be placed in the outside seating area.
Reason:- To prevent noise nuisance to adjoining properties in accordance with Policies 7 and 14 of the Havering Local Plan. |
| 3. | The seating area hereby approved shall be used in connection with the Aspen Tree Public House between the hours Sunday to Thursday - 09:00 to 23:30 and Friday & Saturday - 09:00 to 00:00 and for no other purpose.
Reason:-
To enable the Local Planning Authority to retain control in the interests of amenity. |
| 4. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).
Reason:
For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 5. | Community Safety Informative
It is suggested that continual discussion takes place between the applicant and the Metropolitan Police Service Designing out Crime Officers (DOCOs) regarding the required recommendations and security standards for this application. | 6. | Land Ownership Informative
The applicant is advised that this planning permission does not give consent for any part of the development to encroach onto any land not within the applicant's ownership. |
| 7. | Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework 2018. |
