1.The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice). Reason:- For the avoidance of doubt and to ensure that the development is carried out as approved.
2.The proposal hereby approved shall be constructed in accordance with the materials detailed on the plan and the application form unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the appearance of the proposed development will harmonise with the character of the surrounding area.
3.Other than the existing front boundary wall and the boundary treatment hereby permitted between the positions marked by A-B, B-C and C-D on the approved plan and any subsequent alterations/replacement of this boundary in the same position and at no greater height and matching materials, no other boundary treatments shall be installed/erected anywhere else on the property. Reason: In the interests of highway safety and to ensure a satisfactory external appearance.
4.Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework.
5.Please note that the Enforcement Notice dated 2/6/2023 must be complied with and remains in place other than where this planning permission approves alternative boundary treatments.
