1.The proposed alterations to the roof would, by reason of its excessive bulk, mass and visibility from the immediate street scene result in a form of development which is incongruous, overly dominate and awkward which poorly relates to the established pattern of development to roofs of dwellings within the street scene to the detriment of the character of the host dwelling and its contribution to the wider street scene contrary to Policy 7 and 26 of the Local Plan.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via email on 17/09/2024.
