| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).

For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 3. | The colour and finish of the replacement garage door hereby proposed shall match closely the colour of the existing to the satisfaction of the Local Planning Authority unless otherwise agreed in writing.

To preserve the character of the subject dwelling and wider Conservation Area. |
| 4. | Notwithstanding the details shown on submitted plans the rooflight to be installed to the flat roof of the gym shall be a conservation type roof-light and shall be of a colour to match that of existing fenestration to the satisfaction of the Local Planning Authority unless otherwise agreed in writing.

| 5. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with the agent in writing. The revisions involved omission of elements of the proposals and reinstatement of design features. The final set of amendments were subsequently submitted on 13-12-2023 |
