| 1. | The use of part of the dwelling for the purposes of providing a dog day care service (sui generis) shall be for a limited period only, expiring 1 year after the decision date for this approval, on or before which date the use hereby permitted shall be discontinued, all materials and equipment brought into the premises in connection with the use shall be removed and the site/side extension reinstated to its former condition to the satisfaction of the Local Planning Authority.

| 2. | The number of dogs at the premises shall not exceed 6 on any day and there shall be no customers dropping off or picking up from the site.

| 3. | The use hereby approved shall not be carried out anywhere on the site except within the side extension denoted as "Dog Area and Dog Garden" as indicated on the approved plans.

| 4. | No advertising signs for the use and business hereby permitted shall be displayed at the front of the property (18 Hazell Crescent, Romford).
Reason:-
In order to protect the streetscene. |
| 5. | The two off-street car parking spaces on the frontage to 18 Hazell Crescent, Romford shall be kept available at all times for the parking of motor vehicles by the occupants of the dwelling and their visitors and for no other purpose.
Reason:-
In the interests of minimising any impact on parking stress within Hazell Crescent and the surrounding streets. |
| 6. | The use hereby permitted shall not operate outside of the following times: 09:30 - 15:30 on Mondays - Fridays and not at all on Saturdays, Sundays or Public and Bank Holidays without the prior consent in writing of the Local Planning Authority.

| 7. | The permission hereby granted shall be personal to Ms Vaness Vanderstein as the only staff and no other employees and shall not enure for the benefit of the land or any other person.

| 8. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with the applicant, via telephopne calls and emails at various times. The revisions involved reduction in the intensity of use and omission of the proposed subdivision of the forecourt. The amendments/additional details were subsequently submitted on 25/10/2024. |
| 9. | The applicant is reminded to put in place a suitable contract for the collection of commercial waste from the site in connection with the dog care operation. |
