1.The proposed hip to gable roof extension would unbalance the pair of semi-detached dwellings and would result in a roof extension of inappropriate design together with the introduction of a large rear dormer window, by reason of its width, bulk and massing, would occupy an unacceptably large area of the rear roof slope, forming a dominant and visually intrusive feature, the cumulative impact of the proposals would be detrimental to the character and appearance of the host property, its pair of No. 52 and be materially harmful to the visual amenity of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document, the Residential Extensions and Alterations Supplementary Planning Document.
