1.The proposed development would, by reason of its bulk, mass and design, appear as an unacceptably dominant and visually intrusive feature in the streetscene harmful to the appearance of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD and Council's adopted Residential Extensions and Alterations Supplementary Planning Document adopted 2011.
2.The proposed side extension would, by reason of its excessive depth and position close to the boundaries of the site, be an intrusive and unneighbourly development contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD and Council's adopted Residential Extensions and Alterations Supplementary Planning Document adopted 2011. .
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework 2018, improvements required to make the proposal acceptable were negotiated with Mr Robinson by email on 11 September 2018 and 18 September 2018. The revisions involved removal of the side extension flank windows and the request for a setback to the first floor level. The applicant made the amendments regarding the flank windows and initially mad the alterations to the first floor element of the side extension. However upon further plans these revisions to the first floor were removed.
