1.By virtue of there being no front dormer precedent along Eastern Avenue, the works proposed here would be viewed as incongruous to the existing street scene and is therefore contrary to Policy 7 of the Residential Extensions and Alterations SPD and is deemed unacceptable.
2.By virtue of the size and scale of the proposal, the front dormer is contrary to the requirements stated within policy 7 of the Residential Extensions and Alterations SPD and is therefore deemed unacceptable.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via email 7th November.
