1.The proposal would, by reason of its poor layout and the intensification of the site, cause significant harm to residential amenity from noise, disturbance and activity, including that associated with the use of the outbuilding and the communal amenity space contrary to Policies DC4, DC5 and DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.The proposal would, by reason of a shortfall in on-site parking provision, combined with the tandem parking arrangement, result in significant harm to local on-street parking conditions due to overspill parking, which would impact existing residents contrary to Policy DC33 of the LDF Core Strategy and Development Control Policies DPD.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Form Architecture via email on 20th December 2018.
