1.The proposed rear extension, by reason of its overall depth, bulk, height and its proximity to the unattached common boundary of the site, would be a visually intrusive and overbearing development that would harm the amenity of no. 95 Chase Cross Road and due to its flank window would also result in a material loss of privacy to these neighbouring occupiers, contrary to Policy 7 of the Local Plan and the Residential Extensions and Alterations Supplementary Planning Document.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with the agent Chien Wong via email. The revisions involved reducing the overall height of the proposed extension to 3m from ground level. The applicant declined to make the suggested revisions however.
