1.The development by reason of the positioning and proximity of the dormer windows to neighbouring properties, cause overlooking and loss of privacy which would result in harm to neighbouring residential amenity, contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.The proposed development would, by reason of the presence of the additional fifth dormer, and the change in roof profile, give rise to a cluttered and more dominant roofscape which would adversely affect the character of the street scene, contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: During consideration by the committee, members placed different weight on the planning merits and decided to refuse planning permission.
