1.The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice). Reason:- For the avoidance of doubt and to ensure that the development is carried out as approved.
2.Unless within 3 months of the date of this decision, a 2m high close boarded fence will be erected on either side of application site from the rear elevations of the neighbouring extensions at Nos.11 and 13 Merlin Close, Romford to the end of the overhanging canopy roof, otherwise the timber garden canopy hereby permitted shall be demolished to ground level and all equipment and materials resulting from the demolition shall be removed. Reason:- In the interests of the amenity of the occupiers of neighbouring dwelling.
3.Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework.
