1.The proposed single storey rear extension would, by reason of its constrained plot size, cumulative depth, height and width appear as an unacceptably dominant and visually intrusive feature in the rear garden harmful to the appearance of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document, the Residential Extensions and Alterations Supplementary Planning Document and Policy 7.4 of the London Plan
2.The proposed rear dormer would, by reason of its position, design and bulk appear out of scale and character with the existing nature of the terraced dwellings and would be materially harmful to the visual amenity of the surrounding area's street and garden scene, contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document, the Residential Extensions and Alterations Supplementary Planning Document and Policy 7.4 of the London Plan
3.The proposed rear extension would, by reason of its height, depth and position close to the boundaries of the site be overbearing which would have a serious and adverse effect on the living conditions of adjacent occupiers, contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document, the Residential Extensions and Alterations Supplementary Planning Document and Policy 7.4 of the London Plan
4.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Jamie & Daniel Harto-White by email on 21/08/20
