1.The proposed development, by reason of the height and proximity of the decking area to no. 25 Engayne Gardens, would result in overlooking and loss of privacy to the rear garden environment of these neighbouring occupants which would have a seriously adverse effect on their living conditions, contrary to Policy 7 of the Local Plan and the Residential Extensions and Alterations Supplementary Planning Document.
2.The proposed development, by reason of the height and proximity of the rear extension to the common boundary with no. 29 Engayne Gardens, would be intrusive and unneighbourly and have an adverse effect on the amenity of these neighbouring occupiers, contrary to Local Plan Policy 7 and the Residential Extensions and Alterations Supplementary Planning Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent John Wallington-Smith via email on 04/10/2024.
