| 1. | The proposed development would, by reason of its design and relationship to the existing dwelling, be out of character with the surrounding area and harmful to the appearance of the streetscene contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD. |
| 2. | The proposed development, by reason of the insufficient gross internal floor area and the lack of good quality and usable amenity space afforded to the proposed dwelling, gives rise to undersized and poor standard of accommodation, to the detriment of the living conditions of future occupiers. The proposal is therefore contrary to Policy 3.5 of The London Plan, Policies DC4 and DC61 of the LDF Core Strategy and Development Control Policies DPD. |
| 3. | In the absence of a legal agreement to secure contributions towards the demand for school places arising from the development, the proposal fails to satisfactorily mitigate the infrastructure impact of the development, contrary to the provisions of Policy DC72 of the Development Control Policies DPD and Policy 8.2 of the London Plan. |
