| 1. | The proposed extensions would, by reason of its massing, design, and lack of subservience to the existing dwelling, appear as an unacceptably visually intrusive feature in the street scene. As such the proposal will be harmful to the appearance of the surrounding area, and would therefore be contrary to Policies 7, and 26 of the Havering Local Plan, Emerson Park Policy Area Supplementary Planning Document, and the London Borough of Havering Residential Extensions and Alterations SPD 2011. |
| 2. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Revised design were received for the scheme. Consideration was given to seeking further amendments, but given conflict with adopted planning policy, notification of intended refusal and the reasons for it was given to the agent via email. |
