1.The development to which this permission relates must be commenced not later than three years from the date of this permission. Reason:- To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
2.The proposed development hereby approved shall be constructed in accordance with the materials detailed under the Materials section of the application form unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the appearance of the proposed development will harmonise with the character of the surrounding area.
3.The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice). Reason:- For the avoidance of doubt and to ensure that the development is carried out as approved.
4.Notwithstanding the provisions of the Town and Country Planning (Use Classes) Order 1987 (as amended) the use of the loft accommodation hereby permitted shall be Class E(g)(i) office use only and shall be used for no other purpose(s) whatsoever including any other use in Class E of the Order, unless otherwise agreed in writing by the Local Planning Authority. Reason:- To restrict the use of the premises to one compatible with the surrounding area and to enable the Local Planning Authority to exercise control over any future use not forming part of this application.
5.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with Redwoods Projects via email on 8th January 2026. The revisions involved amending the plans to clarify the existing use of the first floor of the property and the intended use of the loft accommodation. The amendments were subsequently submitted on 8th January 2026.
6.The proposed rear dormer window hereby approved shall be commenced jointly and carried out as one single building operation in its entirety in accordance with the approved plans on drawings P01 Rev 1, P02 Rev 1, P03 Rev 1, P04 Rev 1, P05 Rev 1 and P06 Rev 1. Reason: - To ensure that the semi-detached properties remain visually balanced and in order that the development complies with Policy 26 of the Havering Local Plan.
