1.The proposed rear dormer window would, by reason of its scale, bulk and mass, poorly relate to the existing dwelling and would appear as an unacceptably dominant and visually intrusive feature in the street and rear garden scene, harmful to the character and appearance of the surrounding area, contrary to the Residential Extension and Alteration Supplementary Planning Document and Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with para 186-187 of the National Planning Policy Framework 2012, improvements required to make the proposal acceptable were negotiated with Ms Johnson (agent) by phone. The revisions involved reducing the size of the dormer by having two smaller dormers with pitched roofs. The applicant declined to make the suggested revisions.
