1.The proposed extensions would, by reason of their overall depth, massing and bulk, result in a dominant and visually intrusive feature detrimental to the character and appearance of the host property and visual amenity of the locality and the rear garden environment, detrimental to the wider character of the Emerson Park Special Character Area, as well as having an overbearing impact and an increased sense of enclosure to the detriment of the amenity of the adjoining occupiers at No.6 Chase House Gardens, contrary to Policy 26 of the Havering Local Plan 2021 and Residential Extensions and Alterations SPD 2011.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent by email.
