1.The development to which this permission relates must be commenced not later than three years from the date of this permission. Reason:- To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
2.The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice). Reason:- For the avoidance of doubt and to ensure that the development is carried out as approved.
3.No operations shall commence on site in connection with the development hereby approved until a detailed Arboricultural Method Statement (ASM) in accordance with BS5837:2012 Trees in relation to design, demolition and construction - Recommendations has been submitted to and approved in writing by the Local Planning Authority and the protective measures put in place as required by the AMS. The ASM shall include full details of the following: a) Details of a tree protection scheme in accordance with BS5837:2012 which provides for the retention and protection of trees, shrubs and hedges growing on or adjacent to the proposed siting of the compound. b) Details of existing ground levels, proposed levels and depth of excavation. Reason:- Insufficient information has been provided to assess the impact of the proposed works on trees and to ensure the continued well being of the trees, shurbs, hedges and in the interest of the amenity and environment quality of the locality.
4.Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework 2019.
