1.The proposed development would, by reason of its excessive depth, particularly when combined with the existing single storey rear extension, bulk, mass and position close to the boundaries of the site, appear a visually intrusive and dominant feature in the rear garden environment to the detriment of the amenities of adjacent occupiers, particularly, No. 59 Cross Road, in terms of loss of light contrary to the Supplementary Design Guidance (Residential Extensions and Alterations) of the Havering Unitary Development Plan and Policy DC61 of the Core Strategy DPD and the LDF Development Control Policies Development Plan Document.
