1.The proposal would, by reason of the intensification of the site, cause significant harm to residential amenity from noise, disturbance and activity, including that associated with the use of the communal amenity space contrary to Policies DC4, DC5 and DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.The proposed development would, by reason of an unacceptable shortfall in on-site parking provision, result in significant harm to local on-street parking conditions due to overspill parking contrary to Policy DC33 of the LDF Core Strategy and Development Control Policies DPD.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Michael Breden via email on 24th November 2016.
