| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).
Reason:-
For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 3. | The proposed finish surface material shall be carried out in timber (composite deck board brown in colour) as specified in an email by agent dated 17 May 2022.
Reason:-
To safeguard the appearance of the premises and the character of the immediate area. |
| 4. | The details of boundary fence from the finished decking level to the full length of the patio area as well as the proposed stair cases shall be submitted to and approved in writing by the local planning authority prior to works of construction above damp proof course. The privacy screens shall then be installed prior to the to the first use of the proposed raised decking/patio/stair case and retained permanently thereafter.

| 5. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with para 186-187 of the National Planning Policy Framework 2019, improvements required to make the proposal acceptable were negotiated with Mr Neil Rouse by telephone. The revisions involved installing privacy screening to mitigate overlooking to both adjoining neigbhours. The amendments were subsequently submitted on 12/09/2022. |
