1.The combination of the proposed patio area and ground floor rear extensions, by reason of its overall depth and bulk, would be visually intrusive and would have an overbearing impact to the detriment of the amenity of the adjoining occupiers at No.89 Rush Green Road, further by reason of its height from the ground the proposed patio would result in loss of privacy to the occupiers of the neighbouring buildings contrary to Policy 26 of the Havering Local Plan 2021 and Residential Extensions and Alterations SPD 2011.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via email on the 05/10/23
