1. | The proposed development would, by reason of its relationship to the existing dwelling, appear out of character and harmful to the appearance of the streetscene contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD. |
2. | The layout, size and position of the amenity space for the new dwelling would be unacceptably cramped and of poor quality, materially harmful to the amenity of future occupiers and contrary to Policy DC61 of the LDF Development Control Policies DPD and the Residential Design SPD. |
3. | The proposed development would, by reason of its position and proximity to neighbouring properties, cause overlooking and loss of privacy which would have a serious and adverse effect on the living conditions of adjacent occupiers, contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD. |
