| 1. | The proposed BT Hub as a result of its height, scale and inappropriate siting in close proximity to existing street furniture and advertisement structure would result in additional street clutter in the streetscene to the detriment of the visual amenity and character and appearance of the Gidea Park conservation area. In these regards the proposal would be contrary to Policies 13, 26 and 28 of the local plan and the advice given in the National Planning Policy Framework 2021 and Section 72 of the Planning (Listed Buildings and Conservation Areas) Act 1990. |
