1.The proposed first floor rear extension by reason of its depth, bulk, mass and unbalancing effect on the pair of semi-detached properties would appear as an unacceptably dominant and visually intrusive feature in the rear garden scene harmful to the appearance of the surrounding area contrary to Residential Extensions and Alterations SPD and Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with para 186-187 of the National Planning Policy Framework 2012, improvements required to make the proposal acceptable were negotiated with Mr Saxby by e-mail on the 27/09/17. The revisions involved reducing the depth of the first floor rear extension from 3.65m to 3m. Although, revised plans were initially provided with the reduction in depth, the applicant then requested to revert back to the original plans. The applicant declined to make the suggested revisions.
