1.The scale and bulk of the proposed resultant development would appear as an incongruous and unacceptably visually harmful feature in the rear garden environment, lacking subservience which will be harmful to the appearance of the host property and the prevailing character of development in the surrounding area contrary to Policy 26 of the Havering Local Plan, D4 of the London Plan, the Residential Extensions and Alterations Supplementary Planning Document and NPPF.
2.The proposed extension to the roof and rear dormer window would by reason of its excessive height and position close to the boundaries of the site, be an intrusive and unneighbourly development as well as having an adverse effect on the amenities of adjacent occupiers at No.207 Southend Arterial Road, Hornchurch contrary to Policy 7 of the Havering Local Plan and the Residential Extensions and Alterations Supplementary Planning Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Ms Ram (Agent) by e-mail on 08/11/24.
