1.The proposed front porch would be an intrusive and incongruous development thereby harming the visual amenity and character of the host property and surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document 2008 and the advice set out in the Residential Extension and Alteration Supplementary Design Guidance adopted 2011.
2.The proposed side/rear extensions, by reason of its design, position, excessive depth and scale within the plot; lack subservience to the existing dwelling and would create a cramped/terracing effect appearance within the streetscene; detrimental to the visual amenity of the rear garden environment and streetscene contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document 2008 and the to advice set out in the Residential Extension and Alteration Supplementary Design Guidance adopted 2011.
3.The proposed rear extension would, by reason of its excessive depth, height and position close to the boundaries of the site, be an intrusive and unneighbourly development as well as having an adverse effect on the amenities of adjacent occupiers contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
4.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Alfred Radav by email on 10/11/20
