| 1. | The proposed roof extension would, by reason of its overall height, bulk and lack of set back from rear and side elevations, result in a dominant and visually intrusive feature detrimental to the character and appearance of the host properties and visual amenity of the locality, as well as having an overbearing impact to the detriment of the amenity of the adjoining occupiers enjoyed in their rear gardens contrary to Policy 26 of the Havering Local Plan 2021 and Residential Extensions and Alterations SPD 2011. |
