1.The proposed part single, part two storey side extension, by virtue of the single storey element's considerable height, the scale of the two storey element, the difference in ground levels and the extensions proximity to the rear elevation and habitable rooms of No.6, would have an overbearing impact, resulting in a significant loss of outlook and overshadowing to the detriment of the amenity enjoyed by the occupiers. As such, the proposed development conflicts with Policy 7 of the Havering Local Plan (adopted 2021) and the Residential Extensions and Alterations Supplementary Planning Document (2011).
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy this application has been recommended for refusal.
