1.The proposed roof extension, by reason of size, scale and bulk of the proposed rear dormer,would not be subservient to the roof of the property and would result in disproportionate additions to the original property creating a visually heavy roof and accordingly would appear incongruous and out of keeping in the area, contrary to Policy DC61 of the London Borough of Havering LDF Core Strategy and Development Control Policies DPD 2008 and the advice give in the adopted Havering Residential Design Guide 2011, and the National Planning Policy Framework 2019.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent by email on 20th August 2021.
