1.The proposed extension, by reason of its scale, bulk and design, in particular its positioning significantly forward of the front building line and proximity to the side boundary of the site, as well as incongruous roof design, would give rise to a visually jarring and intrusive form of development, which is out of scale and character with the subject property and wider streetscene and intrusive and overbearing in relation to the neighbouring property no.26 Abbotts Close, contrary to Policies 7 and 26 of the Local Plan and the provisions of the Residential Extensions and Alterations SPD.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via email 18th Dec.
