1.The retention of the existing concrete hardstanding to the front driveway combined with the timber panels and supports, by reason of its materials, appearance, surface coverage and prominent elevated siting and lack of provision for surface rainwater run-off, results in surface rainwater flooding, is materially harmful to the open and spacious character of the Metropolitan Green Belt, fails to complement the character and appearance of the existing dwelling and appears incongruous, unduly dominant and visually intrusive in the street scene, being harmful to the character and appearance of the area, contrary to policies CP14, DC45, DC48 and DC61 of the adopted LDF Development Control Policies Development Plan Document, the adopted Residential Extensions and Alterations SPD, Policy 7.16 of the London Plan 2016 and the National Planning Policy Framework 2018.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to BeDesigned Ltd on the telephone on 27th September and via email on 9th October 2018.
