1.The development by reason of its excessive depth, height and undue prominence, represents an intrusive form of development that harms the amenity of the neighbouring occupiers, in particular no.64 Hillcrest Road. As a result, the development leads to an overbearing impact and unacceptable sense of enclosure to these neighbours, as well as harm to privacy and amenity, contrary to Policy DC61 of the Core Strategy and Development Control Policies Development Plan Document.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Sam Harper by email on 20th October 2017.
