| 1. | The development to which this permission relates must be commenced not later than five years from the date of this permission.
Reason:-
To comply with the requirements of section 91 of the Town and Country Planning Act 1990. |
| 2. | Before the building(s) hereby permitted is first occupied, the area set aside for car parking shall be laid out and surfaced to the satisfaction of the Local Planning Authority and retained permanently thereafter for the accommodation of vehicles visiting the site and shall not be used for any other purpose.

To ensure that car parking accommodation is made permanently available to
the standards adopted by the Local Planning Authority in the interest of highway safety. |
| 3. | All new external finishes shall be carried out in materials to match those of the existing building(s) to the satisfaction of the Local Planning
Authority.
Reason:-
To safeguard the appearance of the premises and the character of the immediate area. |
| 4. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans, particulars and specifications.
Reason:-
The Local Planning Authority consider it essential that the whole of the development is carried out and that no departure whatsoever is made from the details approved, since the development would not necessarily be acceptable if partly carried out or carried out differently in any degree from the details submitted. |
| 5. | Clear and unobstructed visibility sight lines shall be provided to the satisfaction of the Local Planning Authority in the position and for the distance shown on the approved plan. The approved sight lines shall be kept permanently unobstructed thereafter to the satisfaction of the Local Planning Authority.

| 6. | Before the development hereby permitted is commenced the
front entrance shall be widened to 4.1m for the full depth
of the front garden to the satisfaction of the Local Planning
Authority.

| 7. | No building, engineering operations or other development on the site, shall be commenced until a scheme for the protection of preserved trees on the site has been submitted to and agreed in writing by the Local Planning Authority. Such scheme shall contain details of the erection and maintenance of fences or walls around the trees, details of underground measures to protect roots, the control of areas around the trees and any other measures necessary for the protection of the trees. Such agreed measures shall be implemented and /or kept in place until the approved development is completed to the satisfaction of the Local Planning Authority.

| 8. | INFORMATIVE: The applicant is advised that full accordance
with the relevant Building Regulations will be required for
the conversion of this property. The attached notes will
provide guidance to assist compliance with the Regulations. |
