| 1. | The proposed development would, by reason of its size, position and proximity to neighbouring boundaries represent an over-dominant and visually intrusive form of development out of character with the pattern and form of development in this rear garden setting and as such would have a serious and adverse effect on the character of the area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD. |
