1.The single storey rear extension by reason of its excessive depth, height, proportion and proximity to the boundary, would be an intrusive unneighbourly development which would be out of character with the surrounding area and detrimental to the rear garden area, as well as having an adverse effect on the amenity of the attached neighbours contrary to the Supplementary Design Guidance (Residential Extensions and Alterations) and Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
2.The proposed rear patio/terrace area and privacy screening would, by reason of their elevated position/height and proximity to neighbouring property cause overlooking and loss of privacy which would have a serious and adverse effect on the living conditions of the attached neighbours, contrary to the Supplementary Design Guidance (Residential Extensions and Alterations) and Policy DC61 of the LDF Development Control Policies Plan Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, it was necessary to issue a decision as close to the statutory timeframe as possible as opposed to seeking amendments which would have significantly delayed the application.
