| 1. | The proposed dwelling would, by reason of its height and proximity to the back edge of the footway, appear as an unacceptably dominant and visually intrusive feature on this prominent corner plot, resulting in a cramped form of development adversely affecting the open character of the locality, failing to reflect the prevailing pattern of development in the surrounding area contrary to Local Plan Policies 7 and 26. |
| 2. | In the event that this application is allowed through the appeals process the proposals would be liable for the following CIL contributions:
Mayoral CIL (MCIL2) contribution of £2,200 (x £25 per sqm).
Havering CIL (HCIL) contribution of £11,000 (x £125 per sqm)
Each contribution would be subject to indexation. |
