1.The rear dormer window would, by reason of its excessive width, position, bulk and scale would not be subservient to the roof of the host property and would be an incongruous addition to the architectural composition of the original building resulting in a dominant and visually intrusive feature detrimental to the character and appearance of the host property and visual amenity of the locality, contrary to Policies 7 and 26 of the Havering Local Plan 2021.
2.The front dormer window would, by reason of its excessive width, position, bulk and in particular poor flat roof design would, appear out of scale and character with the dwelling contrary to Policies 7 and 26 of the Havering Local Plan 2021.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent by e-mail.
