1.The proposed development would, by reason of its scale, design, bulk and mass, appear as an incongurous development which would be an unacceptably dominant and visually intrusive feature in the garden scene, leading to overdevelopment of the site detrimental to the character and appearance of the host property and that of the locality. The proposals would be contrary to Policy 26 of the Local Plan, the Residential Extensions and Alterations Supplementary Planning Document, and the London Plan 2021.
2.The proposed rear extensions would, by reason of their scale and bulk, be an intrusive and unneighbourly development as well as having an adverse effect on the amenities of adjacent occupiers at 140 Front Lane contrary to Policy 7 and 24 of the Havering Local Plan Adopted November 2021 and Section 5 of the Residential Extensions and Alterations Supplementary Planning Document Adopted 2011.
