| 1. | The proposed side extension would, by reason of its excessive width, bulk, mass and position close to the site boundary, appear as an unacceptably dominant and visually intrusive feature in the streetscene harmful to the character and appearance of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD and the Residential Extensions and Alterations SPD. |
| 2. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with para 186-187 of the National Planning Policy Framework 2012, improvements required to make the proposal acceptable were sought with Marcel Hurst via email on 28/09/16. The revisions involved establishing the necessary 1 metre separation distance to the site boundary. By doing so, this would also reduce the overall extension width. The applicant declined to make the suggested revisions. |
