1.Unless within 6 months of the date of this decision, the depth of the existing patio hereby approved shall be reduced in depth from 8 metres to 6 metres and the depth of the existing outbuilding hereby approved shall be reduced in depth from 4.925 metres to 3.925 metres in accordance with Drawing No.'s 100 Revision 00, 200 Revision 01, 101 Revision 00 and 200 Revision 01, the patio hereby permitted shall be removed and the outbuilding hereby permitted shall be demolished to ground level and all materials brought onto the land for the purposes of the patio and materials resulting from the demolition of the outbuilding shall be removed. Reason: To protect the openness of the Metropolitan Green Belt and in order that the development accords with the Development Control Policies Development Plan Document Policy DC45 and the National Planning Policy Framework.
2.The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice). Reason:- For the avoidance of doubt and to ensure that the development is carried out as approved.
3.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 the outbuilding hereby permitted shall be used only for purposes incidental to the enjoyment of the dwelling house and not for any trade or business nor as living accommodation. Reason:- To restrict the use to one compatible with a residential area, and in order that the development accords with Development Control Policies Development Plan Document Policy DC61.
4.Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework 2018.
